Three decades of disciplined real estate delivery across India's leading cities
Godrej Properties was established in 1990 as the real estate development arm of the Godrej Group, a conglomerate founded in 1897 by Ardeshir Godrej. The company signed its first project, Godrej Edenwoods in Thane, in 1991, and delivered its first residential building, Cypress, within that project in 1994. Headquartered in Mumbai, Godrej Properties listed on the Bombay Stock Exchange and National Stock Exchange in 2010 through an initial public offering that raised approximately USD 100 million. The company is currently led by Executive Chairperson Pirojsha Godrej and Managing Director and CEO Gaurav Pandey, and it reported record pre-sales of Rs 29,444 crore in FY25 across a presence spanning 12 Indian cities.
The company follows an asset-light development model, prioritizing disciplined land acquisition over direct land ownership to keep project pricing competitive and locations strategic. This approach has supported a scale-up from roughly Rs 80 billion in sales bookings during FY17-22 to record annual figures in the years since, while every project launched since 2010 has been committed to green building certification through IGBC or LEED. In 2025, the company received TUV India's Water Positive Certification and Net Zero Waste Platinum status across multiple projects, alongside ISAE 3000 assurance on its sustainability reporting.
The portfolio spans residential, commercial, retail, and IT park developments, including large-format townships such as the 250-acre Godrej Garden City in Ahmedabad and the 62-acre Godrej MSR City near Bengaluru's Kempegowda International Airport. Beyond its founding market of the Mumbai Metropolitan Region, the company has built out a presence across Pune, Bengaluru, Hyderabad, Chennai, Kolkata, the National Capital Region, Ahmedabad, Chandigarh, Kochi, Mangaluru, and Goa. Company disclosures indicate roughly 41 million square feet delivered since FY18 against a saleable area base of around 215 million square feet under development or in the pipeline.
Godrej Properties operates as part of the listed Godrej Industries Group following a 2024 family business realignment, remaining under the stewardship of the Godrej family that has guided the parent group since 1897. Its brand communication, including the Everyday Joys campaign and the WhereTrustResides initiative launched in 2024, centers on continuity and reliability as the basis of the homebuyer relationship. Corporate governance sits alongside a public reporting history as a listed entity on both the BSE and NSE, with the Godrej Group's near-130-year operating record positioned as the backdrop to the real estate business built over the past three-and-a-half decades.

Godrej Properties has developed large-format integrated townships, including Godrej Garden City in Ahmedabad and the 62-acre Godrej MSR City near Bengaluru's Kempegowda International Airport in Shettigere. These projects combine residential blocks with open green space and planned infrastructure, reflecting a master-planning approach the company has applied consistently since its early Ahmedabad developments.

Every Godrej Properties project launched since 2010 has targeted IGBC or LEED green building certification. In 2025 the company received TUV India's Water Positive Certification and Net Zero Waste Platinum status across multiple projects, alongside prior recognitions including the Golden Peacock Award for Sustainability.

The company sources land through an asset-light acquisition model rather than large upfront land ownership, a discipline it credits with keeping project pricing competitive. In calendar year 2024 it acquired 16 land parcels with an estimated revenue potential of Rs 36,250 crore.

Godrej Properties develops residential, commercial, and township projects across 12 Indian cities, from its founding market in the Mumbai Metropolitan Region to newer geographies such as Ahmedabad, Chandigarh, and Kochi. This spread supports a diversified sales base rather than dependence on any single regional market.

Godrej Properties has been listed on both the Bombay Stock Exchange and the National Stock Exchange since its 2010 IPO, which raised approximately USD 100 million. Public listing brings quarterly financial disclosure and ISAE 3000 assurance on sustainability reporting, giving buyers visibility into company performance beyond individual project marketing.
